Flexible & Industrial Design

Hoxton Docks combines raw industrial architecture with a highly adaptable layout. Exposed brick, steel structures, and expansive warehouse interiors create a distinctive setting that feels both authentic and contemporary.

The venue spans multiple warehouse-style spaces, including the 300 m2 Boat Space with 5,5 m high ceilings, and the 200 m2 Atrium, a bright, canal-facing environment filled with natural light. Together, these spaces create a dynamic foundation for both large-scale programming and more intimate moments.

Discover London

The United Kingdom’s coliving sector is booming. Today, around 9,000 coliving units are already operational nationwide, with another 5,500 under construction. Planning submissions have skyrocketed by 87% in 2024 alone, reflecting a surge of momentum in the market.

London is at the heart of this growth, accounting for over 55% of all operational and pipeline coliving beds, cementing its position as the United Kingdom’s premier hub for innovative shared living. Rising rental pressures - including a staggering 43% increase in city rents over the past three years - underscore the urgent need for flexible, community-focused housing solutions. At the same time, institutional investors are turning their attention to the sector, with billions expected to flow into coliving and build-to-rent developments, particularly in London, highlighting its prominence as a hotspot for sustainable urban living investment.
